Real estate calculators work through the numbers behind buying, owning, improving and selling property. A property decision involves many separate costs and a sale price or rent that is only an estimate, so a clear calculation helps you see whether a deal still works when the assumptions change.
These tools are for planning. They don't value property, quote loans or replace advice from lenders, appraisers, agents, attorneys or tax professionals.
Most property calculations come down to the same groups of costs, and leaving one out is the most common mistake:
Calculators in this category ask for these costs separately and show them line by line, so you can see which ones drive the result.
Sale prices, rents, renovation costs and timelines are all estimates until a deal closes. A useful calculation shows how sensitive the result is to each one. Try a lower sale price, a higher renovation budget or a longer timeline and see how much room the deal has before it stops working. Rules of thumb, such as the 70% rule for flips, are labelled as screening shortcuts rather than standards, and the full calculation is shown beside them.
Property costs vary widely between countries, regions and cities. Calculators here don't assume local tax rates, commission levels or closing costs: you enter your own figures, from quotes and local sources, in your own currency. Currency settings change only the symbol shown; amounts are never converted.
The current library includes the Flipping Calculator. It projects a house flip's net profit from the after-repair value and every major cost, including financing, and shows profit margin, return on cost, the 70% rule and the most you could pay for a target profit.
New real estate tools, such as mortgage, rental and investment-property calculators, appear in the list above as they are published.
Real estate calculators are tested against worked examples and boundary cases, as described in the site's methodology. Each calculator page states its formulas and what it leaves out, such as income taxes, so you can check a result yourself and know where professional advice is needed.
